The practice is led by an advisor born and raised in Madeira, with a career spent guiding international investors through every stage of a project on the island, from the first Caderneta Predial and Registo Predial checks to construction sign-off and rental management.

Rooted in the island's economic and professional life for generations, with a graduate education and two master's degrees in business.

Independence

How we're paid. How we work.

Fee

A fixed advisory fee is discussed and agreed upon during the initial consultation. It is calibrated according to the scope and complexity of the mandate, with no link to the property value or transaction amount. The fee is paid in two equal instalments: 50% upon signing the mandate and 50% upon completion. No success fees. No hourly billing.

Each specific service, such as lawyers, architects, or tax advisors, is paid directly to each respective professional. These services are not included in the advisory fee and are contracted and invoiced separately with the relevant specialists.

Professional network

No exclusive arrangements. No referral fees paid or received. Professionals are selected per case, based on what your project requires.

Affiliations

No commercial relationship with any real estate agent, developer, or promoter in Madeira. We receive no finder's fees, introductory commissions, or payments from the sell side.

Legal & zoning risk

A client was about to sign a preliminary purchase contract for a rural stone house with renovation potential. In our due diligence we identified non-compliant building extensions and unresolved cadastral alignment issues requiring clarification under municipal planning records before the formal commitment phase. We flagged the issue before deposit and the client renegotiated terms, avoiding legal exposure and delays in approval.

Remote execution risk

A UK-based buyer managing the renovation remotely had received contractor quotes for a traditional Madeira property. Reviewing technical drawings, cost breakdowns, and contract terms on site, we identified inconsistent material specifications and underestimated structural reinforcement requirements across multiple line-item categories. We corrected scope and pricing before signing, preventing budget overruns and the execution risk of managing the project from abroad.

Land title history risk

A Western European buyer was considering the acquisition of a plot of land in a peripheral area of Madeira. The official documentation appeared fully consistent, including the land registry record, tax registration, and cadastral entries, with no visible discrepancies. During our independent due diligence we identified that the property had recently been acquired through usucapiao por testemunho, a form of ownership based on witness testimony, and that the time elapsed since registration remained within a legally sensitive window. We advised against proceeding, avoiding exposure to a potential future legal challenge and a possible loss of invested capital.
