Madeira Compass is not a licensed real estate agent (mediador imobiliário) under Portuguese law. We do not hold an AMI licence issued by IMPIC (Instituto dos Mercados Públicos, do Imobiliário e da Construção) and we do not carry out regulated real estate brokerage activities.

Our services constitute independent advisory and buyer's advocacy: market research, property analysis, search coordination, negotiation support, and transaction project management on behalf of clients. All regulated activities — including the formal signing of mediation agreements (contrato de mediação imobiliária) — are carried out exclusively by our network of licensed partner professionals, who hold their own independent authorisations.

Clients are at all times free to appoint any licensed professional of their choosing. Our role is to coordinate, represent, and advocate — not to act as a licensed intermediary.

Nothing on this website — and nothing communicated by Madeira Compass in the course of an engagement — constitutes legal, tax, fiscal, or investment advice. Information shared by Madeira Compass is provided for general orientation purposes only.

Clients are responsible for obtaining independent professional advice in all legal, fiscal, and financial matters. Madeira Compass routinely coordinates with licensed lawyers, notaries, fiscal agents, and accountants on behalf of clients, but does not itself provide those regulated services.

Madeira Compass exercises professional diligence in all advisory work. However, our liability is limited to direct damages arising from proven negligence on our part, and only up to the value of fees paid for the specific engagement in question.

We accept no liability for decisions made by clients on the basis of general information provided on this website, for the actions or omissions of third parties (including licensed partner professionals), for changes in market conditions or property values, or for decisions made by public authorities or regulatory bodies.
